Owners’ Home

The owners live in a purpose-built wooden house with about 112m² of living space. It has a master bedroom of around 18m², two further bedrooms (one could be an office), a fitted kitchen with island, and a large open-plan lounge and dining area of about 45m² looking out over the water. There is a bathroom with roll-top bath and walk-in shower, an extra WC and a utility room, plus a gazebo at the front with lake views. The house is fully insulated, with heating and air-conditioning, and has a ‘B’ energy rating. It has its own private access from the lane, and a gated fence separates it from the fishing.

Lake One – 1.6 Acres

Around 130 carp to a known top weight of 49lb 12oz, along with grass carp to 36lb, catfish to 74lb, pike, zander and perch. A small island with a footbridge adds character. There are custom swims in each corner and a pontoon home swim outside the two-bedroom anglers’ lodge, which has living space, a shower and a WC.

Lake Two – 1.5 Acres

Around 80 carp to 51lb, grass carp to about 44lb, plus pike, zander, perch and a catfish. Managed overhanging trees line the banks, and a large peninsula swim takes up to three anglers. A second two-bedroom lodge has a spacious living area, a home swim and a covered social and dining space.

The Business

Both lakes are carefully managed, with regular nettings (most recently in 2025) and new stock added every year. Two small stock ponds between the lakes are used for growing on carp. The 2026 season of 32 weeks is fully booked, many guests return year after year, and plenty of 2027 weeks are already reserved. There is also scope to lengthen the season or add short sessions in late summer and winter.
