Tucked away in woodland at Guipry-Messac, within easy reach of Rennes, this fully enclosed lake of around 6.25 acres sits in roughly 7.6 acres of private grounds. Everything needed to launch a premium carp fishing venue is already in place.

The Lake

As a former gravel pit, the lake has excellent depth: around 6 to 8 feet close to the margins, dropping to about 23 feet at its deepest. It measures more than 200 metres from bank to bank. Five large double swims have been built around the water, linked by a made-up path back to a communal area at the front of the lake.

The Stock

Carp were first introduced in 2020, and the lake was topped up at the end of 2023 with fast-growing Czech-Hungarian strain fish. Growth has been remarkable, helped by an abundance of natural food. At least 14 different fish now exceed 50lb, with an unknown number of 60s, and the biggest recorded so far topped 67lb in 2025. Every fish stocked in 2023 is microchipped, and the growth records and chip readers are included in the sale, along with the equipment needed to run a carp fishing business.

Off-Grid Set-Up

Power comes from a bank of solar panels, and water is drawn from the lake through a filtration and storage system. Please note the land is classed as non-constructible for permanent living.

The Opportunity

With big fish, good depths and swims already built, this is a strong starting point for a high-end drive-and-survive venue aimed at British and European anglers.
