3 Acre River-Fed Lake with Barn – Saint-Goussaud, Creuse

In a small hamlet near Saint-Goussaud in the Creuse, this heart-shaped lake of nearly 3 acres is fed by a river and comes with surrounding land and a barn, around 5.4 acres in all.

The Lake

A dike forms the lake’s southern edge, and it has both an overflow and a bottom drain, making water levels easy to manage. According to the seller, 85 carp averaging around 6kg each were added roughly three and a half years ago. The DDT report is available on request.

Land & Barn

The land has been fully restructured. Water and electricity are available along its eastern boundary, beside the lane that serves the hamlet. A barn of about 40m², split into three equal bays (one with a concrete floor), is connected to electricity, with a water connection waiting at the wall.

Location

The hamlet is home to around fifteen residents. A restaurant is about five minutes’ drive away, and Limoges airport is around 45 minutes.
